Financial Forensics Series Description:

In this four-part “Financial Forensics” series, participants will learn to investigate the numbers behind property performance and uncover the operational stories hiding in plain sight. Each session builds practical skills in income, expenses, and budgeting, culminating in a hands-on case study that puts participants in the detective’s chair. Whether you’re new to financials or ready to strengthen your analytical skills, this series helps you move from reacting to results.

Session Description:

This session takes participants beyond surface-level spending into the evidence behind expenses. We’ll analyze controllable vs. uncontrollable costs, decode vendor and contract services line items, and examine the maintenance, utilities, and contract accounts that most often hide operational inefficiencies.

Learning Objectives:

  • Differentiate between controllable and uncontrollable expenses and how each affects Net Operating Income (NOI).
  • Analyze maintenance and contract service line items to identify opportunities for cost control or reallocation.
  • Understand the importance of accurate coding, reclasses, and accruals for financial accuracy.
  • Build processes that create accountability and transparency in expense management.
